    The renovated mansion: 2005 build completely redone — and relisted with a $3.9 million asking price

    Editor's Note: Houston, the surrounding areas and beyond are loaded with must-have houses and properties for sale in all shapes, sizes and price ranges. In this continuing series, CultureMap snoops through some of the best and gives you the lowdown on what's hot on the market.

    What's to improve upon a 2005-built, five-bedroom English Tudor-inspired mansion originally designed by noted architect Robert Dame and located in the heart of River Oaks?

    Actually, a lot, as shown here in our latest On the Market spotlight, 2216 Chilton Road, now shiny, "new" and once again a custom package — with a new listing price of $3,999,000.

    A bit of background
    Second owners purchased the custom home in 2011 and wanted to tailor it to accommodate their own lifestyle. Remodeling contractor Russ Coker handled the massive project, which included touching almost all surfaces of the house — from flooring to ceiling. The $1 million-plus renovation results in a completely new kitchen, sun room, updated bathrooms and wine cellar improvements, as well as the addition of antique light fixtures (upward of $60,000), crystal chandeliers and custom window treatments.

    The owners worked with Richard Coleman on the interior design, as well as Segreto Finishes for the Venetian plaster and hand-clad artisan wallpaper in the three-story rotunda. About $150,000 alone went toward landscaping by Glenwood Weber Design, a job that also meant extensive drainage improvements.

    Walk through
    Situated on a wooded and manicured 12,608-foot lot, the manse opens to a dramatic three-story rotunda. The first-floor living space boasts gracious formals, mahogany-paneled library with adjacent climate-controlled wine room and chef-quality kitchen plus a morning room opening to the family room. The den with vaulted ceiling overlooks the backyard, and anchoring the room is gas log-burning fireplace, one of four found throughout the house.

    The master suite with sitting area, luxurious spa bath and spacious walk-in closets is located on the second floor. All five bedrooms have walk-in closets and en suite baths for a total of five full and three half-baths. The third-floor media room features a kitchenette.

    Step outside
    A landscaped back yard with garden fountain and pergola create the perfect place for entertaining outdoors. The porte-cochere and motor court offer flexibility and extra parking. The two-car garage is attached.

    surge to sugar land

    Totally sweet Houston suburb triumphs as No. 3 best place to live in U.S.

    Sugar Land is surging in popularity.

    One Houston-area city took the top slot on a new list of "the 100 Best Places to Live in 2025." The list — from relocation marketing platform Livability.com — put Sugar Land at No. 3 for its appealing size and affordability.

    The list was restricted to small and mid-size cities with populations between 75,000-500,000 residents. And it also considered only cities with a median home value of $500,000 or less.

    They considered factors such as average rent and home prices relative to income to keep their list centered around affordability.

    And while Sugar Land did come in at No. 3, the site specifies that the list is not a numbered ranking but one where users are encouraged to create their own ranking based on personal priorities.

    Nonetheless, Sugar Land earned the third highest score out of all the cities on the report, with a LivScore totaling 854 out of 1,000 possible points.

    The city is 22 miles southwest of Houston, with a population of more than 118,000 residents and a median household income that's well into the six-figures, at $184,570. Homeowners have median home values of $402,094, according to the report's findings.

    "The city is known for being one of the more affluent and rapidly growing master-planned communities in Texas, and the area saw a huge population boom in the late ’90s that has continued to grow," a profile says.

    Across the eight main categories, Sugar Land ranked the highest for its health (89), housing and cost of living (88), and economy (85). The report said it's a "business-friendly" city, bolstered by its residents' entrepreneurial spirit when it comes to biotech, manufacturing, and the oil and gas industries.

    Livability also praises Sugar Land's lively art scene, safe neighborhoods, school districts, recreational activities, and more.

    "For families, there are many places to explore, including the Houston Museum of Natural Science at Sugar Land, which features a unique saltwater aquarium, and the Fort Bend Children’s Discovery Center with various interactive and engaging exhibits," the profile says. "Catch a game at Constellation Field, home to the Sugar Land Space Cowboys, the Triple-A Minor League Baseball affiliate of the Houston Astros."

    Seven other Texas cities were also included in the list of best places to live in the U.S.: Flower Mound (875 points), Round Rock (793 points), New Braunfels (758 points), Midland (712 points), College Station (711 points), Tyler (676 points), and Abilene (659 points).

    The top 10 cities that earned the most points on Livability's list are:
