Texas Hill Country winery hits the market and uncorks $3.2 million price tag
A new business opportunity has been uncorked in the Texas Hill Country. Kerrville’s first and only winery is now on sale with a price tag of more than $3.2 million.
Situated in the state’s top wine-producing region, Kerrville Hills Winery opened in 2011 just outside the town of Kerrville, about 65 miles northwest of San Antonio and 100 miles southwest of Austin. The winery, owned by husband and wife Wayne and Carol Milberger, sits on 30 mostly undeveloped acres that once were part of Evans Ranch.
The winery, which overlooks the Guadalupe River Valley, features a tasting room; a bottling room; a gift shop; and a barn with a loft, pool, and cabana. In all, the buildings encompass about 15,000 square feet.
“The opportunity to own a winery in the Texas Hill Country is more than a business — it’s for an owner that is looking for a lifestyle,” Mark Woodling, vice president of United Strategic Client Services in Dallas, says in a release.
Woodling is marketing the property in conjunction with Clint Fiore of Texas Business Buyers in San Antonio.
With the inventory — more than 10,000 gallons of bottled wine — the asking price is $3.26 million. Without the inventory, the winery is going for $2.155 million. In 2017, Kerrville Hills rang up sales of $312,212.
“The sellers feel they are at the tip of the iceberg for the potential of this winery, but are ready to retire and transition their property to a new owner that will help it fulfill its potential,” Fiore says. “Wineries are a great opportunity for an investor or investor group with the energy and taste buds to continue a legacy brand or create their own brand.” Currently, reviewers on TripAdvisor rate the winery as the No. 3 thing to do in Kerrville.
Dereck Syfert, a broker with United Country | Ray Land Co., which is affiliated with United Strategic Client Services, says that aside from being the only winery in Kerrville, the property holds appeal for tourists from the San Antonio and Austin areas who are hunting for “a quick and relaxing getaway.”
