3,300-acre ranch in the Texas Hill Country hits market for $65 million
A Texas Hill Country ranch that spans nearly 3,300 acres — equivalent to the collective size of almost 250 football fields — and that boasts 12 lakes, eight houses, and one apartment has hit the market at $65 million.
Hidden Valley Ranch (not that Hidden Valley Ranch) sits about 18 miles southwest of Kerrville, 270 miles west of Houston, 115 miles west of Austin, and 70 miles northwest of San Antonio. More than 20 miles of paved roads meander through the property.

“In 25 years, I don't think I have seen a property quite like this,” Dullnig says. “Its size and location provide both convenience and privacy, while the multiple springs originating on the property and the infrastructure created by the lakes give the owner full control of their own water, which is practically unheard of. These lakes are plum-full of water at a time when some rivers and creeks struggle to flow.”

Indeed, the property is a water lover’s paradise. In addition to Bushwhack Creek, several hidden springs originate on the property, flowing for about three miles. The ranch’s network of waterways features 12 dammed lakes accentuated by picturesque rock walls, walkways, bridges, and waterfalls.
The residential properties on the 3,290-acre ranch could easily accommodate the starting offensive and defensive lineups of the University of Texas football team, along with coaches and other players. The largest house at the ranch, at a little over 9,000 square feet, offers nine bedrooms and seven-and-a-half bathrooms.

Altogether, the residences provide a little over 30,000 square feet of space, with 34 bedrooms, 30 bathrooms, and three half-bathrooms. Add those up, and you’ve got about six mansions’ worth of space.
Among the residents of the ranch are whitetail deer, otters, turkeys, ducks, and bass. Also in the animal realm, the property includes high-end deer blinds and a nearly 3,300-square-foot horse barn.
