    Beauty is in the eye of the beholder. We speak of this credo when considering highly subjective topics like people, art and of course, homes. What one may find breathtaking and desirable may be indifferent to another, perhaps even a deal breaker for someone else.

    Most will agree that a waterfront property is appealing and highly desirable. Imagine the lifestyle: Drinking your morning coffee while listening to the gentle murmuring of the moving waters and the chirping of birds.

    Maybe think of a lively social with fine wine and exquisite nibbles al-fresco. Or crank up the music, invite your neighborhood and throw a rowdy bacchanal.

    Sounds good, doesn't it?

    Scarcity plus demand has the effect of raising the perceived value of a waterfront property. So expect to pay more, depending on location, lot size and natural beauty.

    The added amenity often comes at a premium price, but how much is just right?

    "It’s hard to say exactly how much value the waterfront feature adds to a property, other than the premium the builder puts on the lot, which in turn depends upon how much more the developer charged them," Barbara Lowe, luxury home expert and Re/Max Fine Properties Realtor, explained. "I would say the value of waterfront lot is in the eye of the beholder, or the buyer. If you consider the endless availability of homes on regular subdivision lots, as compared to the far fewer number of waterfront homes available, you realize the unique and limited opportunities to acquire a house on a waterfront lot."

    One Steve Fuqua Place - Sienna Plantation

    The addition of the Fort Bend Parkway has accelerated the growth of Missouri City's Sienna Plantation. Accessibility to the Beltway and Loop 610 makes the Johnson Development community a destination for home buyers working and playing downtown, Greenway Plaza, Sugar Land, Texas Medical Center and Rice University areas.

    "Sienna houses a cross-cultural society known to be friendly, fun and caring homeowners and neighbors," Lowe said.

    Amenities like the golf course, water park, three additional pools, fitness center, tennis courts, amphitheater, wooded jogging trails and social functions act to a lively community atmosphere.

    Currently listed at $1.8 million, One Steve Fuqua Place is nestled within one of the gated custom quarters in the community. Residents of Commander's Point enjoy the sparkling fountains of Waters Lake as well as the gentle rolling berms of Sienna Plantation Golf Club's fairway 10 and 18.     With the expansion of the Grand Parkway (99) and the opening of the Fort Bend Toll Road, quicker access to Katy and Richmond has resulted in exponential growth and economic development. Fulshear is next in line as urbanization travels west. Fort Bend is now one of the fastest growing counties in Texas.

    "Because of the serenity of country living — away from the hustle and bustle of the city — but with easy access to Interstate 10, FM 1093 and the Fort Bend Toll Road, this area has great growth potential," Kickerillo Companies sales consultant Donald Shive explained.

    Having previously built out Grand Lakes and Green Trails, Trendmaker Development is no stranger to West Houston. Cross Creek Ranch is the company's most ambitious undertaking. But just as homes are in demand, so was a concern to keep the country feel and natural beauty indigenous to the area. Among the initiatives are the restoration of Flewellen Creek, reforestation of evergreen, deciduous and bottom land trees and the creation of engineered wetlands.

    Listed at $990,000, 78 Walton Water Way Lane sits in front of green space and backs up directly to a convergence of waterways and a sparkling fountain.     71 Shimmering Aspen - Creekside Park in The Woodlands

    The Woodlands continues to be recognized as the model master-planned community — winning the American Trails Developer Award, Master-Planned Community of the Year, Outstanding Park/Facilty Design Award, all last year — hosting shopping, entertainment, great schools, parks, natural wooded surroundings and waterways.

    Companies like Anadarko Petroleum Corporation, Baker Hughes, Chevron Phillips Chemical Co., FOX Networks Group, Halliburton, Hewitt Associates — ExxonMobil will be moving near the intersection of Interstate 45 and the Hardy Toll Road — make it convenient for people to work, live and play within a small area.

    Creekside Park is one of the newest additions to The Woodlands' network of villages and offers homes from the $150's up to $3 million. It's home to a YMCA with an outdoor adventure center, a 33-acre park and aquatic preserve, the George Mitchell Nature Preserve, a Tom Fazio Championship golf course and six lakes.

    Built by Darling Homes, 71 Shimmering Aspen is in a neighborhood of winding streets. Paloma Cove has an updated rustic appeal with homes that feature colorful stone fronts, tile roofs and stucco — a mixture of old world, country French and Mediterranean glam.

    Upon entering the home, you'll find a private courtyard with an outdoor fireplace and a separate and private guest quarters. The interiors showcase rounded arches, dark millwork, hand-scrapped wide-plank hardwoods and flagstone accents throughout.

    The back outdoor living area has a large covered veranda opening to a sparkling saltwater pool and jacuzzi, taking advantage of the water views and wooded surroundings. Not a bad buy at $859,000.

    Houston ranks among top 10 U.S. cities for mobile home living

    Manufactured homes have come a long way from the "trailers" of the past, according to StorageCafe.

    As Houston residents navigate the city's fluctuating real estate market, manufactured homes – also known as mobile homes – are gaining traction among potential buyers seeking an affordable path to homeownership.

    A recent housing study found Houston ranks among the top 10 U.S. cities with the largest mobile home inventory. Texas, as a whole, has the second-highest share of manufactured housing in the nation.

    StorageCafe's housing insights report analyzed the supply of manufactured housing inventory, average sales prices of new manufactured homes, and compared pricing trends against the median value of all housing units (regardless of construction date) across all 50 states and 100 U.S. cities.

    The report's author hails manufactured housing as "a cornerstone of affordability" in the country, with just under 8 million mobile homes representing about 5.4 percent of the U.S. housing supply.

    There are 776,232 manufactured homes in Texas, the report found, which is 6.2 percent of the state's entire housing stock. Houston is home to the 8th highest number of mobile homes in the nation, at 10,953 units.

    Here's how the rest of the top 10 shakes out:

    • No. 1 – Mesa, Arizona (29,335 units)
    • No. 2 – Phoenix, Arizona (20,564 units)
    • No. 3 – Jacksonville, Florida (15,393 units)
    • No. 4 – Largo, Florida (14,131 units)
    • No. 5 – Tuscon, Arizona (14,128 units)
    • No. 6 – San Jose, California (11,668 units)
    • No. 7 – San Antonio, Texas (11,208 units)
    • No. 8 – Houston, Texas (10,953 units)
    • No. 9 – Los Angeles, California (10,622 units)
    • No. 10 – Sunrise Manor, Nevada (9,952 units)

    Why manufactured home living is gaining popularity
    Affordability is of the main reasons Texas residents are turning to manufactured home living. The average sale price for a mobile home in Texas was $112,500 in 2024, or less than half of the median sale price for all Texas homes ($313,200).

    The report specifies that the cost for a manufactured home does not include the cost of land in the same way that a conventional home does. Depending on zoning and local laws, residents who own a mobile home either lease the lot their home sits on, or they have to purchase a lot outright.

    "Most manufactured homes sit either in parks (land rent, higher exposure to rent hikes or park closures) or subdivisions (you own the land)," the report said. "In some communities, resident-owned cooperatives (co-ops) allow homeowners to collectively purchase the land beneath their homes. This setup provides stability and protection against rising lot rents, which can otherwise affect those living in privately owned parks."

    Nevertheless, StorageCafe maintains that the generally lower cost of a manufactured home still makes it a viable path to homeownership. Affordability is especially crucial for younger adults like Gen Zers and Millennials who also don't want to "compromise on quality or independence."

    "Today’s younger buyers value flexibility, efficiency, and minimal maintenance, and many are drawn to simpler lifestyles that align with financial freedom and mobility," the report said. "With the rise of remote work, more Millennials and Gen Zers are exploring the idea of living affordably in smaller, well-designed spaces, often in communities with shared amenities or scenic settings that were once thought to appeal only to retirees."

    Manufactured homes have also experienced a "glow up" in recent years, the report added. Most manufactured homes have open floor plans, "stylish interiors," and come equipped with modern amenities like smart-home technology and energy efficient features.

    "As a result, they’re no longer viewed as a fallback option, but rather as a savvy, forward-thinking path to homeownership for cost-conscious Americans of all ages," the report said.

    Mobile home living elsewhere in Texas
    Other than San Antonio in Houston in the top 10, there were 12 more Texas cities that ranked among the top 100. El Paso came in at No. 16 with 7,089 mobile homes in the city, and Laredo ranked two spots behind with 6,785 units.

    Here's how other Texas cities fared in the report:

    • No. 20 – Dallas (6,195 units)
    • No. 21 – Austin (6,184 units)
    • No. 22 – Fort Worth (6,069 units)
    • No. 29 – Corpus Christi (4,823 units)
    • No. 34 – Pharr (4,409 units)
    • No. 48 – Arlington (3,818 units)
    • No. 60 – Mission (3,207 units)
    • No. 65 – Bryan (3,063 units)
    • No. 67 – Edinburg (3,407 units)
    • No. 98 – Denton (2,441 units)
