Houston developer plans major changes for historic Westheimer properties
A prominent Houston real estate developer has big plans for a prime Montrose property. Radom Capital has revealed their vision for 1111 Westheimer, a multi-property tract that includes the historic Tower Theater.
Most recently home to the Houston location of Acme Oyster Co. that closed in December, the Tower Theater has also been home to El Real Tex-Mex Cafe and a video rental store (among others). Plans call for preserving the theater’s Art Deco marquee, but the other properties at 1201 Westheimer, 3224 Yoakum, and 3230 Yoakum will receive a number of improvements beginning in May and reaching completion by the end of this year.
“Right now, we feel these buildings lack identity and are isolated from one another,” Radom Capital’s Sidney Whaley writes in an email. “To remedy this, our façade upgrades will give each building its own unique character, and we will be installing cohesive landscaping throughout the center and removing existing fences to create more of a campus feel.”
Whaley adds that the backyard at 3230 Yoakum, which is slated to become an office building, will be transformed into a courtyard that’s shaded by a large oak tree. As illustrated in the rendering above, a retail space at 1201 Westheimer will be divided to provide space for more occupants.
In addition to physical changes, Radom has plans to change the tenant mix at the properties. With the leases for print and design shop Copy.com and the adult clothing store Adam & Eve set to expire, the company is actively searching for new occupants. They envision four or five food and beverage concepts, one or two fitness-related businesses, and one or two retail shops. So far, the company has signed a yoga studio and a pilates studio and is in negotiations with two restaurants.
Chinese restaurant Mala Sichuan still has a long term lease on its space. The restaurant and developer have an existing relationship from the location at Heights mixed-use development M-K-T that opened in 2022.
Radom Capital has been involved in a number of prominent real estate developments. In addition to M-K-T, the company also led development of the Montrose Collective, the mixed-use development near the intersection of Westheimer and Montrose that includes Uchi, Marmo, and Graffiti Raw.
