Luxurious new mid-rise coming to River Oaks elevates with Park Avenue flair and lock-and-leave living
One of Houston's most coveted neighborhoods will be host to an elegant new Park Avenue vibe for Inner-Loop-minded buyers.
A new mid-rise is set to break ground in the tony area between River Oaks and Avalon Place next year. Christened The Lexington (2419 Mimosa Dr.), the new condominium project is the latest development from Pelican Builders, the company behind the nearby buzzy boutique mid-rise, The Revere.
The Lexington is set to break ground in the first quarter of 2023, with initial residences available around 18 months after groundbreaking, per press materials.
A collab between Pelican Builders and the award-winning, Houston-based Kirksey Architecture, The Lexington will offer more than 114,000 square feet of residential space over six floors, with an additional two levels of above-ground parking. The 40 residences start at $1.7 million, with the condo’s four penthouses starting at $4.3 million.
Sales, which are already underway, are handled by luxe real estate powerhouse Douglas Elliman Development Marketing.
Design, a must for choosy buyers, plays on London influences and stately East Coast classicism — the light exterior facade, large windows, clean lines, manicured greens, and urban setting all crafting a bit of Park Avenue flair in H-Town.
As for the residences, prospective buyers can look forward to extensive terraces and large floorplans with classic interiors. More quality-of-life touches include expansive island kitchens, smart home capability, curb-less showers, individual A/C units, optional outdoor gas grills, and outdoor pet potty stations — always a huge help with elevated living.
Targeting buyers looking for convenience and that lock-and-leave life, the mid-rise will have 24-hour concierge services, valet parking, and hands-on management. A third level fitness center helps dwellers stay fit without leaving home, while air-conditioned resident storage units offer a chance to downsize without giving up valuables.
An in-house lounge includes multiple seating arrangements, card tables, a serving bar area, and a dining/meeting room with a privacy enclosure.
In a nod to the Bayou City's stormy seasons, the property has the ability to incorporate a backup generator for each residence, ensuring power during major weather events.
“As with The Revere before it, we intend to bring a sophisticated, single-level way of living to this ever-transitioning area nestled between River Oaks and Avalon Place via The Lexington," Derek Darnell, Pelican Builders' president noted in a statement. “This intimate urban pocket has proven to be the area of choice for River Oaks residents who travel, own second homes, or simply desire a maintenance-free, lock-and-leave lifestyle.”
