Houston's next great skyscraper? Hines to Texas size new Main Street office tower, speed up development

Hines, the Houston-based real estate firm that developed the tallest office tower in Texas, is expanding the size of its skyscraper proposal for a major scale office tower on Main Street.

The result will be one of downtown Houston’s premier office projects — what some in the real estate industry have been calling “Class AA.” Hines is moving ahead quickly and the tower is expected to be Houston’s next completed skyscraper and surprisingly, it may be started before any tenants are signed.

Earlier this year, Hines confirmed in an exclusive CultureMap story that the development company was planning to build a 41-story tower with 815,000 square feet of space at 609 Main Street. But the project is now planned to be a much larger building with high-grade amenities.

“We are moving full speed ahead on design and expect to break ground first quarter of 2014."

The Houston office market is exceptionally strong and a number of major energy firms need room to expand, so Hines has enlarged the scope of the project and it will be one of downtown most significant towers.

“Because of demand, the building’s size is expected to grow from the initial 815,000 square-foot concept,” John Mooz, senior managing director in Hines’ Southwest Regional Office, tells CultureMap.

The height and size of the building won’t be finalized until the fourth quarter of this year when design of the tower will be finished, Mooz says. The Pickard Chilton architecture firm, based in New Haven, Conn., is designing the skyscraper.

The First of The New Giants

Hines is expected to break ground before the other proposed Houston skyscrapers: The Market Square area building by Linbeck/Essex/Stream, the Skanska project at 811 Rusk and the proposed Chevron building at 1600 Louisiana.

“We are moving full speed ahead on design and expect to break ground first quarter of 2014,” Mooz says.

Mooz says no tenant has been signed. Typically, buildings of this magnitude have substantial pre-leasing before construction begins. But Hines is believed to be considering going forward with this building as a “spec” project without a tenant in-tow, although Mooz declined to confirm that and did not disclose other details. “We will break ground during the first quarter of 2014,” Mooz reiterates.

The building will be located at the southeast corner of Main and Texas Avenue, catty-cornered from the Rice Lofts, which was the historic Rice Hotel at one time. The Hines site is known as Block 69. The Block 69 site is only one block away from the tallest building in Texas — the 75-story JP Morgan Chase Tower, which Hines developed and completed in 1982.

The newest Hines tower will have the Metro rail running right by its front door on Main Street. In another Main Street project two years ago, Hines completed the BG Group Place tower, a 46-story tower at 811 Main Street, and that building is now more than 96 percent leased.

Having such strong leasing at BG Group Place could encourage Hines to start the 609 Main Street tower on a speculative basis. Spec projects are more risky and Hines, which was founded in 1957, is known for making shrewd moves and few mistakes. Or Hines may be close to announcing an anchor tenant for 609 Main, but there’s no indication of an imminent tenant signing.

Developers are moving ahead with downtown office towers because the Houston office market is exceptional tight — with vacancies near record-lows. The prime “Class A” space in downtown has a vacancy rate of only 7.6 percent, according to the CBRE real estate firm.

Swift will play NRG.

Pop superstar Taylor Swift's U.S. leg of "The Eras Tour" will come to Houston at NRG Stadium on April 22, 2023. She'll also visit AT&T Stadium in Arlington for back-to-back shows on April 1 and 2, 2023.

The Texas dates are three of 27 shows Swift will play in the U.S. over the course of five months, starting in Glendale, Arizona on March 18.

At both the Houston and Arlington dates, Swift will be joined by special guests beabadoobee and Gracie Abrams

The Eras Tour is in support of Swift's new album, Midnights, which has become the fastest selling album of her career, debuting at No. 1 in 14 countries around the world.

She also notched a historic first in the 64-year history of the Billboard Hot 100 songs chart, as the top 10 songs this week are all from that album. She is the first artist to claim the survey's entire top 10 in a single frame.

To ensure tickets for the tour get into the hands of fans, Swift has partnered with Ticketmaster’s Verified Fan program. Registration for the presale is now open through Wednesday, November 9 at 10:59 pm. Registered fans who receive a code will have exclusive access to purchase tickets on Tuesday, November 15 starting at 10 am.

Only fans that have received a unique code will have the chance to purchase tickets, which will range from $49 to $449. In addition, VIP packages will start at $199 up to $899 on a first come, first served basis.

An exclusive premium allocation of tickets has been set aside for Capital One cardholders, who will have priority access to purchase tickets on November 15 at 2 pm through November 17 at 10 pm or until supplies last.

The public on-sale for tickets begins at 10 am Friday, November 18.

While all eyes in Houston are on the Astros as they take on the Philadelphia Phillies in Game 3 of the World Series, tennis fans also have an eye on North Texas.

Though not as famous as Wimbledon or the US Open, the WTA Finals will crown a new queen of the women's pro tennis tour in North Texas this week — and all are invited to court.

For the first time, Fort Worth hosts the prestigious year-end finale for the WTA, featuring the top eight singles players and doubles teams in the world. Singles players vying for title, and their rankings, are:

No. 1 Iga Swiatek (Poland)
No. 2 Ons Jabeur (Tunisia)
No 3 Jessica Pegula (United States)
No. 4 Coco Gauff (United States)
No. 5 Maria Sakkari (Greece)
No. 6 Caroline Garcia (France)
No. 7Aryna Sabalenka*
No. 8 Daria Kasatkina*

U.S. superstars Gauff and Pegula are also competing in doubles.

The "round robin"-style competition will take place October 31-November 7 at Dickies Arena, and tickets start at $20.

The prestigious year-end finale has been moved to Fort Worth from Shenzhen, China, for one year only, WTA officials say. It's the first time the contest has been staged in North Texas, and the first time it's in the United States in 17 years. The total prize money pool is $5 million.

Players assembled at Fort Worth's Hotel Drover for a celebration and "draw party" on Friday, October 28. (More on the groupings, draws, and prize money each player picks up throughout each round here.)

Each day in the first rounds, play starts at 3 pm, and both singles and doubles matches will be played. Friday through Sunday, play begins at 1:30 pm. The finals in both doubles and singles will take place at 5:30 pm and 8 pm respectively, Monday, November 7.

Dazzling new international anime music festival heads to Houston with global rave faves

Attention all anime fans: A major, global festival is heading to Houston to rock out with some of the biggest superstars in the genre.

The inaugural International Anime Music Festival heads to H-Town's 713 Music Hall on Sunday, February 26, 2023 as part of a 37-city trek across North America starting February 6. The appropriately titled fest also heads to Irving, Texas at the Toyota Music Factory on Saturday, February 25.

Following the North American jaunt, the festival will journey across Europe, Southeast Asia, and South America in 2023.

What makes this different from other anime events? The International Anime Music Festival showcases characters on state-of-the-art LED and high-definition digital projections. A major draw: for the first time, popular VTubers (virtually generated animated YouTubers) and wildly popular Vocaloids (virtual singers with computer generated voices) will appear on stage together.

Die-hard fans can expect a live, DJ-led multimedia concert rave starring Kizuna AI Original Singerloid “#kzn,” vocal duo HIMEHINA, vocal trio MaRiNaSu, the North American debut of fan favorite GUMI, and pop twins LiLYPSE.

“I am excited to work with this extraordinary visually exciting art form,” said producer Marty Tudor in a press release announcing the event. “The energy that this group of virtual artists has is amazing and incites the best of our superb creative team. This show will be a blast!”

Music selects will feature new tunes and never-before-seen content performed by the fan-favorite, superstar avatars that originated in Japan and have exploded globally over the past two years. By the numbers, these characters generate more than 62 million Google searches and more than 1.2 billion views (YouTube, Facebook, Twitter, TikTok and others).

“I feel honored and privileged to be working with the talented IP holders and character creators of the five acts appearing on our International Anime Music Festival,” producer Bob Ringe noted in a statement. “The response from the anime community and anime creators worldwide has exceeded my expectations. See you all at the festival!”

Artist presale starts today; tickets for all North American shows go on sale at 10 am Friday, November 4 online.
